Currently in the schematic design phase, The Mill is envisioned as a six-story, 150,000-square-foot building proposed to occupy a 1.08-acre site at 4624 Lancaster Avenue in the city’s Mill Creek neighborhood. 

Slated for mixed use, 30,000 square feet on the ground floor will be reserved for commercial space, and the upper five stories will contain 100 mixed-income residential units ranging from efficiencies to one- and two-bedrooms. Half of the units will have private balconies. Potential uses to occupy the commercial space are a 10,000-square-foot early childcare center with dedicated outdoor play area and learning garden; resident fitness center; a food market; an urgent care clinic; and a multi-purpose business center.

A mix of glass, glazed block, and metal panels will characterize the building’s exterior, with intentional contrast between the lower and upper floors to de-emphasize its mass. The steel and concrete structure will feature a 5,000-square-foot hardscaped rooftop plaza over the commercial space facing Wyalusing Avenue that will be accessible from the second floor. A green roof to support stormwater management is also planned.
